Part one

## Why do coastal equipment pads fail so fast?

Salt air corrodes fittings, fasteners and bonding continuously, whether or not the equipment is running. A pad near the water in Vanderbilt Beach or Isles of Capri ages faster than the same pad a few miles inland, and most of the damage sits on surfaces nobody inspects until something fails. The corrosion pattern itself tells you what stage the pad is at.
Owners usually arrive at this page with a version of the same story. Four small leaks at the pad in eighteen months, each at a different fitting, each fixed by a different tech, and a growing suspicion that somebody is doing bad work. Almost always, nobody is. Four different fittings in eighteen months is the signature of the environment, not the workmanship. All of that plumbing was installed at the same time, in the same air, and it is reaching the end of its life together. The union that let go this month was next in line regardless of who tightened the one before it.
The environment doing the work is specific. Within a mile or two of the Gulf, salt-laden air settles on every surface at the pad and pulls moisture out of the night air, so the metal is effectively wet far more often than it rains. Add the afternoon soaking Naples gets all summer and the chlorine that hangs around any chemical feeder, and you have a corrosion cell running around the clock. Corrosion also explains why patch-on-patch eventually stops working. A threaded joint seals because two clean machined surfaces pull tight against each other. Once corrosion has eaten into the threads on the fixed side, the new part is tightening against a pitted surface, and the joint that took one wrap of tape when the pad was new now weeps no matter how carefully it is made up. That is the point where each repair starts creating the conditions for the next one.
You can read the pattern like a diagnosis. Fasteners, clamps and cabinet hardware go first, because they are thin steel. Then the metal at unions and heater connections starts to crust and streak, and you see rust tracks under every slow drip. The last and most serious stage is the bonding: when the bare copper wire and the lugs it lands on are green and flaking, the pad is not just old, it has a safety system in doubt, which is why bonding gets its own section below.
None of this means the pad must be rebuilt the day the first fitting weeps. Each individual repair is cheap. What costs money is the accumulation: repeated call-outs, water damage under the drips, and equipment cabinets rotting from the fasteners inward. Part two

## What does a rebuild actually change?

A rebuild replaces the plumbing, valves, unions and bonding in a layout designed to be serviced. Pressure-rated schedule 40 pipe, unions at the pump and heater, valves placed where a tech can actually reach them, and a bonding system in corrosion-rated terminals. The practical outcome: the next failure is a part swap at a union, not a cut into hard-plumbed pipe.
The spec is not exotic, and we are happy to state it in plain language. Pressure-rated schedule 40 PVC rather than thin-wall pipe. A union on each side of anything that will ever need to come out, which means the pump and the heater at minimum. Valves positioned so the pool can be isolated from the pad without draining anything, placed where a hand and a wrench actually fit. Bonding connections made in terminals rated for wet, corrosive locations, because the connection is always the weak point. It is the same doctrine an experienced tech would describe anywhere; the difference on a rebuild is that the whole pad gets it at once instead of one corner at a time.
Serviceability is the design goal behind all of it. When the pump can be removed by loosening two unions, a replacement is an hour of work instead of a cutting and gluing session, and that changes the cost of every future job on that pad. A heater plumbed with proper unions and clearance is dramatically cheaper to service for the rest of its life.
A rebuild is also the moment to correct a layout that has grown by accretion. The maze pads we untangle almost all have the same history: a heater added by one contractor, a cleaner booster by another, automation by a third, each tying into whatever pipe was nearest on the day. Every tech who visits says the plumbing is a mess, every service call takes twice as long as it should, and nobody can shut one thing off without shutting off everything. Untangling that is not cosmetic. Labour is most of what you pay for on every future visit, and a clean layout cuts it permanently.
The structural fix for accretion is fewer hands. When the same contractor owns the pump, filter, heater and automation decisions, the pad stops growing by accident, because each addition is planned against the layout rather than bolted onto it. Part three

## Flooding, storm season, and pad elevation

A pad at grade floods in the kind of rain Naples gets every summer, and flooded equipment fails electrically before it fails mechanically. A rebuild is the one moment raising the equipment costs little, because everything is already unplumbed. Whether it is worth doing depends on the lot, not a rule, so we look at the lot first.
The scenario we hear every wet season: after a storm the pad ended up under a few inches of water, breakers tripped, and now every hard rain is a source of nerves. That instinct is sound. Pumps, heaters and automation panels are built to shed rain from above, not to sit in standing water. When a pad floods, the water finds motor windings, capacitors, control boards and terminal connections, which is why the electrical side dies first while the wet end of the pump would happily keep pumping. Even equipment that dries out and restarts has usually had its life shortened, and the corrosion a flood leaves inside a cabinet keeps working long after the yard drains.
Elevation is the fix, and a rebuild is the cheapest moment it will ever have. Raising equipment on its own means unplumbing everything, lifting it, and re-plumbing it, which is most of the cost of a rebuild anyway. During a rebuild the plumbing is already apart, so setting the pump, heater and panel on a raised curb or platform adds modest work instead of duplicating the whole job. It is also the moment to leave service loops and enough bonding conductor to reach future replacement equipment, so the elevated layout stays serviceable.
Whether elevation is worth doing depends on the lot, not on a rule. A pad that has flooded before is an easy yes. A pad on high ground that has stayed dry through every storm may not need it at all, and we will say so. The useful homework is to know your own flood zone: FEMA's [Flood Map Service Center](https://msc.fema.gov/portal/home) is the official public source for flood hazard information and lets you look up any address in Collier County in about a minute.
The insurance side deserves more attention than it gets. FEMA's FloodSmart program states plainly that most homeowners insurance does not cover flood damage; flood coverage is a separate policy under the National Flood Insurance Program ([FloodSmart.gov, 2026](https://www.floodsmart.gov/)), and the same guidance tells owners to photograph valuables and store the records somewhere safe because they matter at claim time. Apply that to the pad. Take dated photos of the equipment each spring before hurricane season, keep the model and serial numbers with them, and keep the rebuild invoice, since it documents both the equipment and the elevation. After a storm, photograph everything before anyone touches it. Ten minutes of documentation is the difference between a smooth claim and an argument.

Part four

## Bonding: the part nobody looks at

Bonding ties the metal parts of a pool installation together electrically so no dangerous voltage difference can exist between them. The National Electrical Code governs it in Article 680, and it protects people in and around the water. Corroded bonding on a coastal pad is a safety matter, not a tidiness one, and a rebuild replaces it as a matter of course.
Bonding is the easiest thing on a pad to ignore, because it does nothing you can see. It is not the grounding that lets a breaker trip; it is a separate system with one job: connecting every metal part of the pool installation together so that everything sits at the same electrical potential. If everything is at the same potential, no voltage difference can appear between, say, a pump housing and the water, and a voltage difference is precisely what pushes current through a person. Wet skin conducts far better than dry skin, which is why pools get their own rules.
Those rules live in Article 680 of [NFPA 70, the National Electrical Code](https://www.nfpa.org/codes-and-standards/nfpa-70-standard-development/70). Section 680.26 requires equipotential bonding installed specifically to reduce voltage gradients in the pool area. The bonded parts are joined with solid copper wire no smaller than 8 AWG, the metal parts of circulating equipment including pump motors must be bonded, heaters have designated bonding points, and even the pool water itself must be in contact with a bonded conductive surface. The code also requires bonding terminals rated for wet and corrosive environments, which is the code quietly acknowledging what Naples proves daily: the connection points are where bonding fails. To be clear about what that reference is: it is what the code requires of any pool installation, and the electrical inspection on a permitted job is what verifies it, not a contractor's say-so.
Coastal pads are where this matters most, and where it fails silently. The bonding wire and its lugs are bare metal sitting in salt air at ankle height, catching every drip and splash on the pad. When a lug corrodes through or a wire breaks, nothing stops working. The pump runs, the water is clear, and the safety system is simply gone until an electrician or an inspector happens to look. That is why we treat green, flaking bonding as a finding in its own right, whatever else the pad needs.
On a rebuild, the bonding is replaced as a matter of course, with new conductor and corrosion-rated connections, and it is the least negotiable line in the scope. If you want a first read on your own pad today, look for the bare copper wire landing on a lug at the pump motor. Bright metal under a screw is what good looks like. Green crust, a flaking lug, or a wire that is not attached to anything is a reason to have the pad looked at, whether or not you ever rebuild it.

Part five

## When is a rebuild the right call?

When you are on the second or third fitting failure in a short period, when the bonding is corroded, when the layout makes routine service awkward, or when several components are due at once. If only one thing has failed on an otherwise sound pad, repair it and leave the pad alone.
We will say when it is not warranted. A single failed union on a pad in good condition is a repair, and quoting a rebuild for that would be selling work. The rebuild case is the pattern: repeat failures, corroded bonding, a layout that fights every service call, or several components reaching the end of life together.
Where the pump, filter or heater are being replaced anyway, the marginal cost of doing the pad properly at the same time is much lower than doing it separately later, because the labour of unplumbing and re-plumbing is already in the job. For seasonal properties the calculus tilts further. A failure while nobody is at the house costs more than the part, because it runs unnoticed, and an empty house is also the easiest time to schedule the work. Part six

## What drives the cost of a pad rebuild in Naples?

Four things drive it: how much equipment is on the pad, the state of the plumbing and bonding underneath it, whether the layout is being untangled or simply renewed, and whether the equipment is being raised while everything is open. None of that is visible from a phone call, so we quote after seeing the pad, not before.
The first driver is simply how much lives on the pad. A pump and a filter re-plumb quickly. Add a heater, a cleaner booster, a salt cell and an automation panel and both the parts count and the connection count climb, and connections are where the careful time goes.
The second is what the tear-down finds. Sound pipe that unthreads cleanly is one job; corroded fittings that have to be cut out, and bonding that needs full replacement rather than reconnection, are another. The third is intent: renewing a sensible layout in place is less work than untangling an accreted maze into something serviceable. The fourth is elevation, which adds a platform and longer runs but costs least while everything is already apart.
