Why this area is different

## Seawall proximity is the local variable

Aqualane Shores was dredged out of mangrove shoreline beginning in the late 1940s, and the lots between Naples Bay and Third Street sit on the fill that dredging created. That is not a flaw. It is simply what this neighborhood is, and it is why a pool here lives on ground that behaves differently from ground a mile inland. Placed fill keeps consolidating for decades, and it moves most where it meets the water: along the seawall. A pool built twenty or thirty feet from that wall is sitting on the part of the lot that moves the most.
The first place that movement shows is the joint between the deck and the coping. Coping that sounds hollow when tapped has separated from the bond beam underneath it, the structural ring at the top of the pool shell that the stone is bedded on. The mortar did not fail because it was bad mortar. It failed because the beam and the deck edge moved apart beneath it, and mortar is not built to bridge that. Re-bedding the stone on top of the separation is the common repair here, and it is the one that comes back.
The second consequence is that leaks are harder to detect on these lots, not easier. Water leaving a pool into ground that is already wet from the canal produces no puddle, no soft patch in the lawn and no visible clue at the surface. The pool level is the only symptom, which is why a leak on an Aqualane Shores lot is found by testing the plumbing and shell under pressure rather than by walking the yard looking for damp ground.
Put those two facts together and you get the organizing rule for every project we take on in this neighborhood: work from the structure outward. It is not an emergency, and it is also not something new mortar on top will fix. The repair addresses the beam first. On a canal lot the deck edge behind it is usually inspected at the same time, because the same movement caused both.
- Why is finding a leak harder on a canal lot? Because the usual field evidence disappears. Ground beside a canal is already saturated, so water leaving the pool does not create a soft spot or a wet patch to follow. The leak is isolated by testing the plumbing and the shell under pressure instead, which is slower to set up and considerably more reliable than looking for damp ground.
- Is it safe to drain a pool this close to a canal? Only after the lot's groundwater condition has been checked, and on an Aqualane Shores lot that check comes before the drain is scheduled, not after. A pool shell is heavy when full and buoyant when empty, and ground carrying canal water can lift an empty shell.
